Tanzania, beginning with Zanzibar & Mafia

Kijaschaap looks across Tanzania for places to live well. Our first retirement-living focus is the islands of Zanzibar and Mafia, with mainland regions to follow as opportunities are verified. These overviews are general and illustrative — no specific site, land or project is shown or offered.

Coastal island living

Warm Indian Ocean waters, palm-lined shores and a slower rhythm of life. Island living on Zanzibar and Mafia also means thinking about sea air, storms in the rainy seasons, ferry and flight connections and how supplies reach the island.

Cultural heritage

Zanzibar's Swahili heritage — with influences from Africa, Arabia, Persia, India and Europe — is visible in Stone Town's carved doors, markets and traditions. Living here well means learning local customs, language and values with respect.

Nature & landscape

Coral reefs, mangroves, forests and farmland shape the islands. A sustainable community must protect these fragile ecosystems and work with local people who depend on them.

Tropical climate

Warm temperatures year-round, high humidity and distinct rainy seasons. Consider how heat affects your health and comfort, and try to visit in more than one season.

Beyond the islands

Mainland Tanzania, in future

As the model matures, we intend to explore further regions of mainland Tanzania. No mainland sites are identified or offered at this stage.

Northern highlands

Cooler elevations and green landscapes around the Kilimanjaro and Arusha regions.

Mainland coast

Warm Indian Ocean shores with links to larger mainland towns and services.

Lakes & south

Quieter, greener regions with a slower rhythm and longer travel distances.

Note: Mafia Island is administered as part of mainland Tanzania, while Zanzibar has its own semi-autonomous administration — the rules differ. Each location needs its own qualified local legal review.

Practical due diligence

Questions to ask about life in Tanzania and its islands

We won't make claims about specific services. These are the questions we encourage you to explore — and verify yourself — before deciding.

Healthcare access

Where are the nearest clinics, hospitals and pharmacies? Which specialist care would require travel to the mainland or abroad? Does your insurance cover evacuation?

Transport

How would you reach the airport, ferries and towns? What are road conditions like in the rainy seasons?

Infrastructure

How reliable are power, water and internet in the specific area? Are backup systems needed?

Local community

Who lives nearby? How would the community collaborate with local villages and respect local customs?

Cost of living

What would everyday goods, imported items, healthcare, insurance and travel home cost for you? Prices change — get current figures locally.

Legal & immigration

Which residence and work permits would apply to you? What are the current requirements in the area you are considering — Zanzibar, Mafia or elsewhere — and processing times?

Land use

Zanzibar and Mafia sit under different land and administrative frameworks. What land-use rights could apply, and has a qualified local lawyer in the relevant jurisdiction reviewed them?

Environment

Is the area affected by coastal erosion, flooding or protected habitats?
